The Shape of Future Housing
Christchurch urban intensification supporter and property developer Dave Henderson was the keynote speaker at the recent launch of the Nelson Richmond Intensification Study. Commissioned jointly by the Tasman District and Nelson City Councils, the study recommends a variety of styles of housing to suit people at different stages in their lives.

The presentation emphasised that well designed urban spaces attract people from all over the world. They commonly combine living and working environments in close proximity. While suburban type sections will always appeal to some there is an emerging trend for smaller and more compact accommodation close to public transport, open space and town centre cafés and shops.

Mr Henderson cited some recent examples of innovative town centre housing developments in Christchurch and Queenstown, although he also had some brickbats for poorly designed (in terms of aesthetics and function) developments that have emerged under the Resource Management Act.

Cr Michael Higgins, representing Tasman District Council at the launch, noted that the rising cost of transport would be a strong incentive to encourage compact inner city residential developments in the future.
